Metal roof or shingles in Oklahoma? An honest comparison

Standing seam costs about twice what Class 4 shingle does and lasts two to three times as long. Whether that's a good trade depends on hail, your insurer and how long you're staying.

Cost per year, not cost per roof

A $15,000 Class 4 roof that lasts 20 years is $750 a year. A $32,000 standing-seam roof that lasts 50 is $640 a year. Add the second and third shingle roof over the same fifty years at whatever shingles cost in 2046, and metal is cheaper over the life of the house by a wide margin — if you're the one who owns the house for the life of the roof. If you're moving in six years, you'll pay for the metal and the next owner will get the benefit, and Broken Arrow buyers pay a premium for a metal roof but not the full difference.

Hail is the deciding argument, in both directions

For shingles: a Class 4 shingle takes two-inch hail without the mat cracking, so the roof stays watertight and off a claim. Very large hail can still mark it, and marks can be called cosmetic. The roof doesn't leak, doesn't fail and doesn't lose life — but many Oklahoma policies now exclude cosmetic damage to metal roofs, which means the dents are yours. Heavier gauge, a striated or textured profile, or stone-coated steel all hide dents well. Ask your agent how your policy treats cosmetic metal damage before you sign for a smooth-panel standing seam.

Is a metal roof hotter or cooler than shingles?

Cooler. A Kynar-finished metal roof reflects a large share of the solar load that a dark shingle absorbs, and attic temperatures drop 15 to 20 degrees on a summer afternoon. Ventilation still matters for both.

Can I put metal over my old shingles?

Code allows it in some cases; we don't do it. The old shingles hide soft decking, trap heat and moisture, and telegraph through thinner panels. Tear-off and underlayment are in every metal price we write.

Do metal roofs attract lightning?

No more than any other roof. Metal is conductive but not attractive; if lightning hits it, the energy spreads and dissipates, and the roof isn't flammable. Fire rating is a point in metal's favor.

Will an HOA in Forest Ridge or Battle Creek allow metal?

It varies by section. Many allow standing seam in a dark, non-reflective color with an application; some don't. Stone-coated steel in a shake profile is approved almost everywhere. We'll find out before you fall in love with a color.

What about a metal roof on a claim?

How do I compare two metal quotes?

Gauge (24 is better than 26 for standing seam), finish (Kynar 500 / PVDF, not polyester), attachment (clips, not screws through the panel), underlayment (high-temp synthetic), and who does the flashing details. A low metal quote is usually 26-gauge with a cheaper paint.
