Roofing in Bixby, on both sides of the river
One of the fastest-growing towns in Oklahoma: 2000s and 2010s two-stories north of the Arkansas River, the old Garden Spot south of it, and acreage all the way to Leonard — all under the same hail track that hit Jenks and south Broken Arrow in May 2024.
Bixby went from a farm town of 13,000 in 2000 to nearly 30,000 by the 2020 census, and almost all of that growth is roofs built between 2003 and 2020 in the subdivisions north of the Arkansas River — the grid between 111th and 131st from Memorial to Sheridan and Yale, then south across the river into the newer sections along 151st and Mingo. Those roofs are builder-grade architectural shingle, most of them installed with six box vents and no soffit intake, and the first wave of them is at the age where Oklahoma sun and hail have used up what was never a thirty-year roof to begin with. The May 21, 2024 hail that hit south Broken Arrow and Jenks fell on north Bixby too.
South of the river is a different job: the old town around Main Street and Dawes, the 1960s and '70s houses along Memorial south of 151st, and the acreage and river-bottom farms toward Leonard and Haskell where a lot of roofs are metal and a lot of barns need re-skinning. Builder roofs, fifteen years on
The typical north Bixby roof is a 2006 architectural shingle on 7/16-inch OSB decking with box vents, a blocked soffit and a valley that was woven instead of metaled. At fifteen to twenty years those roofs curl at the south slopes, leak at the valleys and lose granules in every hailstorm. When we replace one we fix the ventilation (ridge vent, real intake, baffles), metal the valleys, and put a Class 4 shingle on it so the next May doesn't put it back on a claim. Did the May 2024 hail reach Bixby?
